With that being said, our LINCOLN ABSTRACT policies have been updated to reflect our processes for handling real estate transactions which are stated herein. Please call or email with any questions.
§ We are open with full remote capabilities
§ We will communicate any known delays as soon as possible
§ Lenders: GAP Insurance: Our underwriters have indicated that they will provide GAP insurance. Essentially, GAP insurance allows closings to occur, funds to change hands and the lender, buyer and seller to be protected against any liens or encumbrances that may arise from the closing period to recording. This is great news!
§ HAND SANITIZING MANDATORY. Everyone who enters a LINCOLN ABSTRACT office will be required to sanitize their hands. Anyone who feels sick will not be allowed in the office.
§ NECESSARY PARTIES ONLY AT CLOSING. We realize that real estate closings are usually events that include family and friends and are celebratory in nature. However, for the health and safety of everyone involved, we will only be allowing necessary parties in our office during this time. Please only attend the closing if you are signing documents. We are requesting that real estate agents and loan officers speak to their clients ahead of closing and/or may call into the office during the scheduled closing time.
§ EXPEDITED CLOSINGS. Whenever possible, closing documents will be highlighted for signatures beforehand to make the closing go as efficiently as possible. We will do our best to provide documents before the settlement for you to formulate questions prior to closing.
§ REMOTE ON-LINE NOTARIZATION/E-CLOSINGS/E-RECORDING (RON). LINCOLN ABSTRACT will be utilizing e-recording whenever possible. We have been e-recording in many jurisdictions and will do our best to get all legal documents recorded as quickly as possible after closing.
§ CALL US FOR GUIDANCE. LINCOLN ABSTRACT will continue to review recommendations by Federal and Local health agencies, and policies will be updated if the situation changes. If you have questions, CALL US ASAP, we are here to help.
